Why we exist

The problem is real.

We live in a time of extraordinary isolation. More people live alone than ever before — sometimes out of choice, sometimes out of necessity. The housing market was built for families. The financial system rewards those who have partners to share risk with. The social fabric has thinned.

Nestled exists to build a different option. Not charity housing. Not assisted living. A genuine community where people own their homes, share their futures, and belong to something larger than themselves.

We've intentionally kept this simple. You don't need to understand land trusts or cooperative law to live here.

What you own

You buy a share in the cooperative — which gives you the right to live in your home and a vote in how the community is run. Your monthly costs cover the mortgage, maintenance, and shared expenses. Think of it like a mortgage, but shared — which makes it much more affordable.

Why it stays affordable

The land underneath your home is held in trust by Nestled — permanently removed from the speculative market. That's what keeps costs down not just for you, but for every resident who comes after you. When you leave, you sell your share at a fair price — not a speculative one.

Do I have to be on a low income to live here? +
No. Nestled villages are open to people of all income levels. Affordability is built into the structure — not enforced by an income limit. Some specific projects may be income-restricted to access certain funding, but that won't be the default.
Do I have to be single to live in a Nestled village? +
No. While Nestled's heart is for people living alone who long for community, our villages are open to anyone who resonates with cooperative living — including couples, close friends, or small households.
How small are the homes? +
Homes are compact but not cramped — thoughtfully designed to feel spacious through good architecture, natural light, and access to shared outdoor spaces. Think cottage or tiny home with real design investment, not a budget studio apartment.
When will the first village be ready? +
We're actively seeking land partners in the Dallas area and beginning development conversations now. Join the waitlist and we'll reach out as soon as a community is forming near you.
What if I want to leave? +
